Space.Com – Amenities That Make Your Property Attractive to Young Families

0

The home young couples rent probably and most likely will be the first home they raise their children. So why not get the most convenient space?

Let’s take a quick look at some amenities that would go a long way in making your property more attractive to young families.

1.

Stable Electricity

Citing Nigeria as an example, there are many places that can boast of good electricity, but come places can’t. Couples are looking out for stable electricity for comfort. We all know that children can be cranky in a stuffy environment. So getting an area with constant power supply becomes a great consideration.

2.

A Quiet Space

These days, you see clients requesting for estates. This is because you’re sure that estates are quite and gives you that peace and tranquility much required.

3.

Good Schools

When the children finally start coming into the household, school hunt starts. Most people want a private school that is close to the house so that children can get to school on time without unnecessary traffic. Traffic can also cause stress and mental strain for the parents which can make them less productive at work.

4.

Water

You’ll all agree with me that water is the most essential home need. You don’t expect Mommy or Daddy to be getting water from the next compound. Couples expect that water should be available inside the house. This helps in speedy cleaning, bathing and every other thing water is needed for at home.

5.

Good Roads and Access to Public Transport

Have you driven on a bumpy road after a stressful day at work or do you have to walk for 10 minutes just to get to your bus stop? This can be quite challenging and most couples do not want this to be a daily occurrence for their young lives.

6.

Safety

Do you know that there are neighbourhoods where you can forget to lock your door, go to work and not get thrown into a state of panic upon remembering that you forgot to lock your door? You don’t want to sleep with your eyes open or your phone constantly on to alert the police is anything goes wrong in your compound or neighbourhood. That is an example of what a young family has in mind when they think about a safe house. The safer your property and your neighbourhood are, the more attractive it will be to potential tenants.

CBN action: #EndSARS campaigners should explain use of funds, says Akeredolu

0

The Chairman of the South-West Governors’ Forum, Rotimi Akeredolu (SAN), has said #EndSARS promoters whose bank accounts were frozen recently by the Central Bank of Nigeria should approach a competent court to justify the “legitimate” source and use of funds in the frozen accounts.

Akeredolu, who is also the Ondo State Governor, said it was not the first time bank accounts were frozen by the CBN.

He noted that the matter was discussed last Sunday at the meeting of governors, traditional rulers and other stakeholders in the region held in Lagos in the aftermath of the violence that trailed the #EndSARS protests.

The governor, who spoke Wednesday on Channels Television’s Sunrise Daily Programme, said the leaders agreed at the meeting to take certain steps on the frozen accounts.

He stated, “The issue of the accounts that were frozen was discussed but nobody said in the communique that we appreciated the government for freezing the accounts.

Akeredolu also urged the youth representatives in the Lagos State Panel of Judiciary Inquiry probing cases of police brutality and the Lekki shootings to resume sitting while they challenge the CBN action in court.

DOGS TO COMPETE IN LIVE VIRTUAL INTELLIGENCE TEST TO DETERMINE THE SMARTEST CANINE

0

Dogs will test their memories to the limits in a live-streamed competition on Wednesday night to determine the smartest canine.

The Genius Dog Challenge includes six of the planet’s brainiest dogs, set to go head-to-head in a virtual stream test.

Five academics from Hungary’s Eötvös Loránd University (ELU), including ethology professors, biologists, dog experts, specialists in cognitive skills, and even a former dog trainer for the Israeli police, have spent two years putting together this event.

The process has involved searching far and wide for the cleverest dogs, who will have to perform a number of advanced tasks in the competition. Over two stages, the dogs must first learn the names of six toys, then will have to learn the names of a dozen toys.

The dogs battling it out for glory are border collies: Rico from Spain, Whisky from Norway, Max from Budapest, Sqaull from Florida, Gaia from Sao Paulo, and Nalani from the Netherlands.

It’s commonly known that well-trained dogs can easily learn the names of many commands, but the skills in this competition are more complex and use more episodic-like memory skills.

Abuja court grants bail to #EndSARS protesters, cautions media against sensationalism

0

A Chief Magistrate of an Abuja Court, Musa Abdulrazaq Eneye, has granted bail to six #EndSARS protester in the sum of N50,000 each, with one surety each in like sum.

The six defendants were arrested while wearing RevolutionNow T-Shirt during a protest in front of the National Assembly.

They are Olutosin Adeniji, Yasidu Bashiru, Abdulsalam Zubairu, Kabiru Garzali, Paul Akinwumi and Devour Chomo.

Before granting the bail, Chief Magistrate Eneye expressed displeasure over a malicious publication on the arraignment of the #EndSARS protesters in the court last week, where what transferred in the open court was twisted and turned upside down on social media.

The Chief Magistrate, who drew the attention of lawyers and litigants to the malicious publication, warned that there are laws guiding procedures in court and that any violation of the rule will lead to contempt of court.

He urged Media practitioners to always get their facts accurately in judicial reporting and avoid undue sensationalism and engaging in sub-judice in the matter pending before the court so as not to run foul of the law.

He emphasised on the freedom of expression as enshrined in the 1999 Constitution.

Eneye, however, said the law was not absolute because there are guidance that must be followed by anybody or group while expressing themselves.

Tyson Fury confirms he will NEVER fight Deontay Wilder again

0

WBC heavyweight champion Tyson Fury has confirmed his decision to move on from a trilogy with American rival Deontay Wilder permanently.

‘The Gypsy King’ is unhappy at allegations of cheating labeled at him since beating Wilder convincingly back in February.

Fury changed tactics from their initial drawn bout to completely control and pummel Wilder in the rematch. ‘The Bronze Bomber’ lost when the towel was thrown in by cornerman Mark Breland in the seventh round.

Since then, an agreement on the date went out the window due to the pandemic and Fury moved on.

Wilder then came out with hellacious allegations on Halloween and Fury obviously wasn’t’ impressed.

The pair will never meet again in the ring, according to the pound for pound star.

“Yeah, the original date was July 18th. That didn’t happen because he had an injury. Then it was October but that didn’t happen because they couldn’t get a venue that suited everybody.

“Then they had three dates in December – 5th, 12th, and 19th – which I agreed to. That obviously didn’t happen. I’m not going to wait around forever. I’ve got my own life,” Fury told British journalist Gareth A. Davies in a YouTube interview.

“I agreed to every date they said. Every date that was mentioned, I agreed to. It’s not worth me looking at now,” he added.

Putting a final stamp on his confirmation, Fury concluded: “He’ll never get a shot at me. It’s finished forever, for what he said.

“Losing is one thing. Any man can lose to another. But to come out with the amount of BS he has.

“He’s conveniently waited until the contract expired to open his mouth. It’s ridiculous and I don’t really want to give him any air time. That’s it for me.”

DEONTAY WILDER SUPER-CRUISER

Linked to a move down to the new WBC super-cruiserweight category, Wilder has opportunities to become a two-weight world champion in 2021.

As WBN explained, the new division will transpire at a limit of 224 pounds, exactly where the 35-year-old needs it to be for potential domination.

If confirmed for the vacant title, Wilder could be on course for years of rule once again, following his five-year stint as heavyweight king.

What You Need To Know About Pampering Your Skin When Moisturising

0

The skin is the body’s largest organ and requires regular attention to stay young, blemish-free and healthy. Regularly using lotion and moisturizer should be a part of any good skin care regimen, OR BEAUTY ROUTINE

Moisturizing Reduces Skin Problems – Moisturizing everyday can reduce the chance of developing extreme dryness or oiliness. Both extremes are harmful for skin and cause common skin conditions like acne.

THE SCIENCE OF MOISTURISING

WHAT IS A HUMECTANT?

A cosmetic humectant is defined as a substance that moisturises the skin but it does this in a very specific way. As hydrophilic, or water-loving ingredients, humectants attract water to the skin as opposed to two other moisturising ingredients – occlusives and emollients – which act to reduce water loss or to enhance skin penetration of hydrating molecules. Occlusives include butters and waxes and emollients are ingredients such as squalane and triglycerides.

HOW DOES A NATURAL HUMECTANT WORK IN SKINCARE?

The function of humectants is to draw water either from the air to the skin or from the dermis (a deeper layer of our skin) to the stratum corneum (outer layer of the skin). Which of these two happens really depends on the humidity of the air.

In areas where the humidity is high, it is likely that the water is drawn from the air. However, if the humidity is low, or in other words the air is dry, the water needs to come from the skin itself. In this case, the skin pulls moisture from the dermis to the surface. This is why, in some cases, humectants can be drying rather than moisturising. What we need to remember is that not everything is black and white. Skincare ingredients and products need to work in synergy in order to maintain the skin in optimal condition.

THE IMPORTANCE OF MOISTURIZING

Now that we’ve covered why moisturizing is important for healthy skin, these quick tips will help retain your natural glow:

Hot showers and baths are not good for your skin. Shower for a shorter amount of time and with warm water. You’ll see the difference in your skin. Always make sure you Watch the temperature of water –

Pat dry, don’t rub dry – After a shower gently pat your skin dry instead of rubbing your skin dry. By patting dry your skin will retain more moisture you are going to seal in when you moisturize.

The importance of drinking water cannot be over emphasised, Drink more water – the moisture your skin receives also comes from your body. Drink at least 8 cups of water every day!

Use mild soaps or bath – soaps and shampoos that contain alcohol strip natural oils from your skin. Look for a mild, fragrance-free cleanser that has aloe minerals and vitamins.

Use a humidifier – If needed, a humidifier can add much needed moisture to the air.

EU’s First COVID-19 Vaccinations Could Happen In First Quarter Of 2021

0

The European Union Health Body says the Blocks first vaccinations against COVID-19 could take place in the first quarter of 2021, according to a European health chief.

Director of the European Center for Disease Control (ECDC), Andrea Ammon, expressed optimism at such a possibility. Her comments come after Pfizer and BioNTech said their potential vaccine had been found to be more than 90% effective.

The companies expect to apply for authorisation for the vaccine to the US Food and Drug Administration (FDA) before the end of the month.

Meanwhile, president of the European Commission Ursula von der Leyen said it the most promising vaccine so far, adding that once the Vaccine becomes available, the plan is to deploy it quickly, everywhere in Europe.

The European Commission had already secured three other deals with pharmaceutical companies allowing its 27 member states to buy nearly one billion doses of a potential coronavirus vaccine.

She stressed the need to have a broad portfolio of vaccines based on different technologies, adding they are already working with member states to prepare national vaccination campaigns.

Popa Langur: Scientists Discover New Endangered Primate Species, With Only 260 Left

0

Scientists have discovered a new primate species in the jungles of Myanmar and it’s already at risk of extinction.

The Popa langur is a type of monkey with a long tail, rings around its eyes, and a crest of fur on top of its head. There are only an estimated 200 to 260 left, according to a news release by the London Natural History Museum, which collaborated on this study.

The research team named the Popa langurs after the sacred extinct volcano Mount Popa and classified them as “critically endangered.”

Roberto Portela Miguez, a senior curator at the Natural History Museum, in the release said “Sadly this is a bittersweet discovery due to the limited number of individuals left in the wild and fragmented populations”.

“The hope is that by giving this species the scientific status and notoriety it merits, there will be even more concerted efforts in protecting this area and the few other remaining populations.”

The scientists, spanning three organizations, published their findings on Wednesday in the journal Zoological Research.

Hong Kong pro-democracy lawmakers to resign as China crushes opposition

0

Hong Kong’s pro-democracy lawmakers said Wednesday they would all resign in protest at the ousting of four of their colleagues who were judged a threat to national security by China.

Addressing a press conference, Wu Chi-wai, convener of the 15 remaining pro-democracy legislators, said they will stand in solidarity with their colleagues and will resign en masse.

The move marks another blow to Hong Kong’s struggling pro-democracy movement, which has been under sustained attack since China imposed a sweeping national security law

Earlier Wednesday, Hong Kong authorities ousted the four members minutes after one of China’s top lawmaking committees ruled that the city’s government could remove any legislator deemed a threat to national security without going through the courts.

News Analysts say the resignations will reduce the semi-autonomous city’s legislature to a gathering of Chinese central government loyalists, effectively ending pluralism in the chamber.

Philippines Extends Military Pact With United States

0

The Philipines Foreign Ministry says the country will extend a key military pact with the United States for another six months.

The latest decision which was announced by Foreign Minister Teodoro Locsin, came after Duterte congratulated US President-elect Joe Biden and said he was looking forward to “working closely” with the new administration.

President Rodrigo Duterte had given notice to Washington in February that he planned to axe the Visiting Forces Agreement after accusing the US of interference in his internationally condemned narcotics crackdown.

The plan to break the deal which was central to hundreds of joint military exercises with the US every year and a major component of their nearly 70-year-old alliance, was suspended in June.

In a statement addressed to US National Security Advisor Robert O’Brien, Locsin said the decision would “enable us to find a more enhanced, mutually beneficial… and lasting arrangement.”

Duterte has repeatedly threatened to break from long-standing security ties with the US, its former colonial master, in favour of closer links with China.
